Updates from Phil Hicks (Project Manager) about Vineyard House - the purchase, STEPS (raising the money), its redevelopment and then commissioning for kingdom ministry. Feedback welcome.

Purchase
We had a really encouraging meeting this week with the current owner of the building.   Although we have all been a little frustrated by the time taken for this process, we have now agreed a revised timetable going forward.  This is very helpful to us, in terms of our planning and project development.  We are just waiting (patiently!) for a couple of administrative processes to be resolved in the coming days, at which point we can then exchange contracts for the purchase.

Due to the nature of the owner’s business, he is restricted to being able to move out/relocate his business at certain times of year.  The next opportunity for this is summer.  We have agreed to pencil a date for moving in at the end of August.  This is actually good timing for us.  Having exchanged contracts, we will have good access to the building, and so we can really begin developing firm plans for the renovation and development works we wish to undertake.  We will be able to have meetings, planning sessions, develop plans with the architect, and really start to understand the shape of things to come.  During these next few months, we can hopefully identify individuals and teams who will be leading different elements within Vineyard House, and these people can take a key role in shaping the building and the space within.
 

  • Pray that we learn patience and trust in God’s timing for this project!
  • Pray that we will identify individuals and teams to take a leading role in this project’s development in the coming months.  Pray that these people will hear God’s voice, and have the confidence and conviction to stand up and respond to this exciting opportunity.


Research

We are now just about to begin the research project.  This will take the form of professional researchers being out on the streets of Headingley over a period of a couple of weeks.  They will have iPads in hand, and will invite people to take part in a pretty quick survey.  This will include questions to determine where they live and how frequently they come into Headingley.  We need results from people who live and work around Headingley – those with a vested interest in, and understanding of the local community.   Any very occasional visitors will be excluded from our results on this basis.

The survey results should help inform us why people come into Headingley.  It will also inform the changes people have perceived over the last 10 years or so.  We have also set questions to determine the local availability and accessibility of community services and support for different sections and people groups within society.

Finally, the questionnaire will invite people to consider what new service/provision they would want to see created, if there were an opportunity for such a thing.
 

  • Pray that, through this research, we can gain valuable insights into the real needs of local people within Headingley.
  • Pray that, as people provide responses, and as we analyse the results, we can really hear God’s heart for Headingley, and we can be in a position to provide an effective response to these needs.
 

Design
We have identified and had initial discussions with our architect, but we are now waiting until exchange of contracts before we pursue/develop this process further.

We would welcome input from the all of you at this point!  We are not committing to any particular concepts at this stage, but rather gathering ideas and inspiration.  If you have thoughts or assumptions for the space/facilities we woud hope to have, then let us know using the details below.  How do you imagine things? How do you picture the space?  This may be simple ideas of specific things like colour schemes, pictures, furniture, or a complex design concept or arrangement to facilitate a particular project.  We welcome all at this stage!

We have seen such generosity and faithful support for this project already.  This is very heartening indeed, as it demonstrates the level of commitment and belief shared within our community for this incredible journey we are taking together.  There will continue to be many opportunities to give and pledge time, money, expertise, support and ideas towards Vineyard House.  Please do get in touch with us directly, to provide the details of what you may be able to contribute, as we move through different stages of seeing our ideas take form.
 

  • Pray that we, as a community of faith, will have confidence to lay claim to the many promises God has given us, individually and corporately.
  • Pray that we will be wise and responsible with all that God has already provided us, and we will remain dependant on Him for all our needs going forward.

Design

We are currently working through and considering the proposal from the architect.  This doesn’t include design ideas yet, but is an overview of the various processes and stages required for such a project as this.  Once we have agreed this, we can commission the architect and begin the more creative process of designing the space.  With a building of this age and scale, there are many technical considerations and regulations to work with, which require careful management.

This aspect of the project may appear to be rather slow and tedious at times, but it may be helpful to consider that we are embarking on developing a building which is over 130 years old.  It was originally built as a community building to benefit the local people.  It has lost this function over recent decades, but we have an opportunity here to reinstate this designated use and see the community of Headingley blessed again by the service and function of this amazing space, and see it become a community resource once again.

Our desire is to do this, balancing:

- Sensitivity with Creativity
- Beauty with Functionality
- Warmth & Security with Challenge & Opportunity

Is it possible for an environment to be both peaceful and restorative, yet also provocative and inspiring for those who inhabit it?  These are our hopes and dreams for Vineyard House.

Purchase
We are just awaiting confirmation of our mortgage facility for the purchase of the building.  Once this has come through, we can progress with the various searches and legal steps towards exchange and completion.  Our best estimate is that this should take us through to exchange/completion by the end of January.
 

  • Pray that, as we seek God’s provision for this project, He will reveal the bountiful resources we have available to us.
  • Continue to pray that there are no obstructions to this process, and that we can settle on a contract which is pleasing and acceptable to both ourselves and the vendor.

Design
We are now in conversation with an architect who has done a lot of work with churches and church buildings, so has a good appreciation of our hopes and dreams in using this building.  He has now visited the building, and seen the surveyor’s report, so has a good understanding of the situation.  We are just working through some of the broad ideas for the work which will be required, both to clean up and renovate what is already fundamentally sound, and also to develop the parts of the building which need more major works.

An important part of this early design process is talking through with those people who will be heading up the Big Rocks – those who will ultimately lead different sub-projects and ministries within the building.  We know who some of these people are, and the ideas are starting to take form, but there are still large parts of this which are as yet unclear.  This is an exciting time to be part of seeing ideas grow and take shape!

Building
The legal process is progressing well.  The contract remains with the solicitors, and they continue to tweak the fine details, working up to setting an exchange/completion date.
 

  • Continue to pray that there are no obstructions to this process, and that we can settle on a contract which is pleasing and acceptable to both ourselves and the vendor.


STEPS
With regard to raising funding and pledges, David will be updating shortly on where things stand. Suffice to say, we are now able to progress with the mortgage application, which will provide the balance of funds for the purchase.  Things are looking really positive here, so a massive thank you to everyone who has been able to contribute in this way so far.

As we have said before, there is enormous power in giving – it’s not about how much you give, but the spirit behind the giving.  “God loves a cheerful giver” – and in this case it will be a great blessing to see the project develop over the coming months, and to walk into that building and say “I helped to build this amazing house!”.

We also recognise the value and power in sacrifice.  For many of us, giving to something like this involves a degree of personal sacrifice, and that is how it should be.  In giving sacrificially, we allow ourselves to be transformed by the experience.  In effect, we are putting the needs of others before our own, which has great power in the Kingdom.  God made the ultimate sacrifice for us, in sending His son, and this is part of our response to that.

Research
Amanda Shaw is making great progress leading the research project.  Having tweaked the details of what we need to ask people, in order to get the information we need, we are now just about to commission this project.  We have a company in place, who will be surveying the local community over a period of weeks, to find out what the perceived needs are in the local community, and how we can most effectively respond to those needs, in Jesus’ name.  The results of this research project will directly impact the shape and development of the Big Rocks.
 

  • Pray for open, clear communications.  Pray that through this research, we will be exposed to the reality of life for many people who live and work around Headingley.  Prayer that we will have the wisdom and insight to know how to respond to this, balancing the desire for social action with the overriding call to share the Gospel with the people of Headingley.

Building
The fine details of the contract for purchasing the building continue to be negotiated between solicitors. We have also commissioned a building survey, which took place in August, for which we now have the report.  This is primarily an assessment of the condition of the building – similar to the sort of structural you would have done when you buy a house, but on a larger scale.  The survey covers everything from major issues and defects, through to very minor concerns and then lists them according to priority, and seriousness.  The good news is that there were no major issues which we weren’t already aware of or expecting.  This allows the purchase process to continue as planned.  There are various other searches/surveys now being arranged.
 

Design
Now that we have this condition report, we have begun to contact both architects and renovation contractors, to design and plan the next steps for the building, once we have taken possession.  Some of the work required is simply bringing the building back up to standard, whereas some of the work required will be major re-building and development works.

STEPS
With regard to funding, we don’t currently have the funds we would need from pledges alone to complete the purchase.  We know that pledges are still coming in now, and this is wonderful, but we will probably need to seek the balance of funds in the form of a mortgage.  The more money we can raise ourselves, the less we need to apply for as a mortgage!

  • Continue to pray that more money will come through in the form of pledges.  Pray that all of those wanting to ‘be a part’ of this will have the opportunity to give generously, and contribute to something truly life-changing and amazing.

Big Rocks
As we consider the building and its potential uses for serving this community and extending the very real impact of God’s kingdom throughout Headingley and beyond, we are developing a clearer sense of the ‘Big Rocks’ which would form the core of these various projects and ministries:

  • 24/7 Prayer Room – If this particular ROCK excites you, I would encourage you to consider the Prayer Room small group, which will start meeting on Friday 29th September at 6pm.  This small group will start to lay/pray the foundations for the actual Prayer Room to be established in Vineyard House.  Sign-up in the usual way on the website.
  • Pray for the Prayer Room!! Specifically, we are excited to see hearts and minds fired and inspired in the coming weeks and months to run with the dreams that God has placed in their hearts, to be actively involved in shaping Vineyard House and the projects which will define it.

STEPS
WOW!  We started this month with the news that we have already raised over £270,000 from pledges through the STEPS process!  This is amazing, and actually the figure continues to grow, as people catch-up with sending in their pledge forms. This figure is likely to rise beyond £300,000, as we know of several pledges which have yet to be submitted.  If you haven’t quite managed to submit your own pledge, you can still do so by emailing Anne, or as most people have, by filling in the forms available from either Headingley Methodist on a Sunday morning, or from the church office through the week.
 

  • Pray that we will hear God’s prompting and His voice, that we will continue to give generously, and that we will all feel a sense of being able to contribute, according to our own circumstances, to this amazing project and opportunity.

Building
Nothing seems to happen very quickly when dealing with the purchase of a large, commercial building like this!  We are still in ongoing discussions with various organisations/engineers/architects regarding the structural survey and further development/renovation works for the building.
 

  • Continue to pray for patience, wisdom and guidance as we proceed.

 
Big Rocks
As we consider the building and its potential uses for serving this community and extending the very real impact of God’s kingdom throughout Headingley and beyond, we are developing a clearer sense of the ‘Big Rocks’ which would form the core of these various projects and ministries:
 

  • 24/7 Prayer Room
  • A space for young people to meet and hear the gospel
  • Hosting events and conferences
  • Providing resources and services to support families
  • Facilitating training of various types
  • Providing office space for our own church, and possibly other local businesses as well
  • Creating a safe place for people of all ages and life situations to find refuge
  • Housing services, possibly including some sort of sheltered housing.


Over the coming weeks, through this blog, I will be describing these Big Rocks in more detail to further explore what we can expect to see in the new building, and just what that could look like.
 

  • Pray that, as a community, we will continue to seek God’s inspiration at this time, and that we won’t be constrained by our preconceptions of what can or can’t be done.  Pray that we would engage with the movements and leading of the Holy Spirit to recognise the ways that we can effectively serve the people of Headingley.

STEPS
We are approaching the end of the time allocated to raise funds and financial pledges towards the project from within our own community here at Leeds Vineyard.  This is an exciting time, as the pledges of money go hand-in-hand with pledges of prayer and support - hearing stories from so many people about their dreams and visions for the project.  It is also a significant time to gather and collate these dreams, visions, prayers and prophetic words together to understand more fully the plans that God has for us at this time.  He has inspired so many of us, and we invite God to keep blowing our minds with ideas to spread His good news and effectively communicate His truly unconditional love to the people in and around Headingley.

  • Pray that we will hear God’s prompting and His voice, that we will give generously, and that we will all feel a sense of being able to contribute, according to our own circumstances, to this amazing project and opportunity.

 
City wide
I was very fortunate a few days ago, to attend an inspiring 1-day course with a number of key leaders from across the city of Leeds, where we considered the state of our city now, including the impact of our recent history, and looked ahead to what the future might hold.  Those of us attending represented business, arts/culture, religion, education, healthcare, social services and government.  We discussed various ways that we can work together to improve Leeds and the surrounding areas, to make it a better place to live, work and serve there.  It was amazing to gain a deeper understanding in how cities operate and function – who are some of the key stakeholders - and to consider the many elements/industries active within a city.

Although it can be a little overwhelming, thinking on such a big scale about the place 3 million people now call home, there seemed to be a real consensus across the group, that real positive change which affects the lives of each and every one of us (but especially those in most need) often begins with identifying who those people are, what their needs are, and then empowering/enabling individuals and organisations to make a difference where they are – in their local community.  High level policy obviously has a big impact, but there is tremendous power and longevity in the projects which develop naturally, ‘from the ground up’.  We saw examples of very small numbers of people working together with a strong vision to impact the lives of 1000s of people for the better.

This is our vision for Vineyard House.  It will be a place which enables individuals with visions and ideas to find opportunity and resources to see those dreams become reality, and to start affecting the lives of 1000s of people in this area – sharing God’s love in a real, life-transforming way.

  • Pray that, as a community, we will be open and receptive to the full measure of God’s blessing and inspiration at this time, and that we won’t be constrained by our preconceptions of what can or can’t be done, but we will be challenged to imagine what can be, with the full resources of Heaven behind us.

 
Building
The solicitors continue to negotiate the terms of the contract for purchase.  We are about to commission the structural survey on the building, which is a normal part of the process of buying a building, to ensure that the physical condition of the building is understood, and any significant problems or issues have been clearly identified and understood.

  • Continue to pray for wisdom and guidance as we proceed.

Building
We have now agreed the Heads of Terms on the purchase of the building.  This is an important stage in the process of drawing up the contract for the purchase of a commercial building.  It sets out the broad agreement, upon which the actual contract is then based.  We have now handed over to the solicitors to work out the fine details of the contract.   Pray that we will continue to receive God’s wisdom as we negotiate the details of the contract.
 
Research
We were inspired to hear the highlights of the history of Wharfedale and Leeds Vineyard last Sunday morning and evening, and to hear how our leadership team and trustees are 100% behind this project.  We have now officially embarked on the campaign to raise the funds to enable this project to happen.  In a month from now, we will know how much the people of Leeds Vineyard (and beyond) have committed to provide.  Pray that we will all hear God’s prompting and guidance to know what is appropriate to pledge.  My personal hope, is that each of us will all be able to look back a few months from now and say “I contributed towards this and helped to make it happen.  It cost me something, but now I am part of something amazing happening in my community and in God’s Kingdom!”.
 
100% Behind This
We had an inspiring evening together with the trustees of Wharfedale Vineyard, the Leadership Group of Leeds Vineyard, the trustees of The Vine and some key staff members, considering and praying over this project.  It is exciting to be part of something which involves so many different people and groups, who have involvement and expertise at different levels and in different areas, but who are all working together to help enable this project.  Whilst giving careful thought and prayerful consideration to the various elements of the project, and where the Lord may be leading us, this group can also bring to bear such experience and gathered wisdom to ensure that matters are handled responsibly, and that we are effectively being obedient to God’s call on our community at this time, making the most of every opportunity, and seeking His Kingdom Come, and His Will Be Done in Headingley and further afield.

Building
Having had our offer accepted, we are continuing with negotiations for this purchase.  The process is rather more complex than, say, an individual looking to purchase a building to live in.  As a charity, we are overseen and regulated by the Charities Commission, and this provides a robust framework within which we need to operate to ensure correct and responsible handling of monies and funds donated to the charity.  Please pray that these negotiations continue smoothly.  Pray that we will follow God’s leading, stepping out in faith, whilst balancing the need to be good stewards of the resources we have been given and astute business people.
 
Research
We are delighted to have our own Amanda Shaw now leading the research project.  She will be checking to see what other community based research has been done locally in recent years, and then building on this to commission a professional research company to actually carry out our own research project.  The aim of this is to determine what the perceived needs are of the people in and around Headingley.  As we listen to God’s call to us as a church, together with this information from the research project, we will be able to discern the best and most effective ways to serve the people of Headingley in the coming years.
 
Community
We already have friends who are involved with Heart (on Bennett Road) and Left Bank (on Cardigan Road).  We anticipate that these two organisations will be key partners for us going forward, as they are already very active providing a wide range of community services and enriching the local area.  We praise God for connecting us with these people, who are keen to work alongside us as we develop our plans for the building and the future.

Building
We have identified the building we will be purchasing and had our offer accepted by the current owner.  The location of this building has also been announced to the church, though this will not be widely publicised until the legal process has progressed a little further.

Planning
We have also had very encouraging conversations with the local planning department, who are very sympathetic to our intentions to use the building to enrich and bless the local community in a wide variety of ways.  This is important, as we may need to make some changes to the fabric of the building, which would need approving by the planners.

Community
We have also begun conversations with a number of local business owners and other organisations/charities who are very active in Headingley.  We are very keen to establish good relationships with our neighbours, and would hope that all our future plans and dreams would be a real blessing to those who live and work in Headingley.  Please pray that we would be connected with others in Headingley, who we can work alongside to communicate God’s love in practical and life-changing ways.
